Website for an estate agency

An estate agency does not lose clients over design. It loses them over dead listings — flats sold four months ago and still up. One expired listing costs more than a redesign.

A buyer who calls about a flat and learns it sold in February does not call a second time.

Listing freshness is the only thing that genuinely matters on a property site. Everything else is a second priority.

What an agency site actually needs

Clean listings with a visible date. Each one with its update date and a process that removes what has sold. An agency with 200 listings of which 60 are dead runs a site that produces disappointment at scale.

Filters that match how people actually search. Rooms, district, price, floor, year, renovated or not. Not invented categories.

Pages per district and per type. "Two-room flat Botanica", "house Durlești", "commercial space centre". Those are the real searches, and each deserves its own page with the listings from that area.

Your own photographs, in a fixed order. The same order in every listing: entrance, living room, kitchen, bedrooms, bathroom, view. A buyer looking at 20 listings learns the pattern and moves faster.

A floor plan. Few agencies publish one, and it is among the first things asked for on the phone.

A page per agent. Names get searched, and referrals come to a person.

The terms of business. Who pays the commission, how much it is, what it covers. Everyone asks; few answer.

The integrations that matter

An import from your listings database. Entering by hand into two channels means one is always behind. If you work in a system, the site has to read from it.

A map with approximate positioning. Buyers filter by area before anything else. The exact address is given at the viewing; the neighbourhood is shown from the start.

Alerts on criteria. Someone looking for a two-room flat under a certain price wants to know when one appears. It is the simplest way to build a list of real buyers.

Common mistakes

Sold listings still live. The most expensive mistake in the field.

Owner photos, unsorted. Eight images of the same room and none of the kitchen.

No district pages. It loses exactly the local traffic that has buying intent.

"Price on request" on listings. It filters wrongly and removes the listing from comparison.

Yes, they are among the most valuable pages you can have. "Flat Râșcani" is a search with buying intent; a general list does not appear in it.

Can I show the exact address?

Usually not, and it is not necessary. The neighbourhood and an approximate map position cover what a buyer needs before a viewing.

How do listings get onto the site?

From the system you already work in, automatically. Manual duplication works for a month and then falls behind — and a listing that has fallen behind is the exact problem being solved.
